It seems like summer has been moving as fast as the real estate market this year in Santa Barbara. The good news is that there’s still plenty of beautiful weather in store and the amount of inventory for home buyers has picked up slightly.

September, October and November produce some of the best weather months in Santa Barbara with maximum sunshine and mild temperatures averaging between 70 and 80 degrees. This kind of weather is optimal for checking out ocean view and beach orientated properties in the area. In the past four years December has averaged the highest number of real estate closings for any month. These are properties that were looked at and/or went under contract in September, October and November.

Under $500,000 - 4 under contract - 3 closed sales - 109% sales price to list price ratio - East and West of State Street most popular

$500,000 to $1 million - 58 under contract - 51 closed sales - 100% sales price to list price ratio - East of State Street most popular

$1 million to $1.5 million - 30 under contract - 26 closed sales - 98% sales price to list price ratio - West of State Street most popular

$1.5 million to $2 million - 21 under contract - 16 closed sales - 96% sales price to list price ratio - East of State
